Demographics are destiny
This is our first note as ElmRidge Property Group, our new firm. We have worked together for over 20 years and found this time opportune to strike out once again to create a real estate investment management business with both entrepreneurial energy and institutional rigor. As our many relationships know, we have been active global real estate investors across many property sectors, so we’ve maintained a broad view over multiple cycles.
Now, in the beginning of 2022 we all find ourselves in the Pandemic Era, which started in early 2020, and won’t likely end until 2025. As a result of the Pandemic, economies and capital markets have gyrated, real estate sectors have diverted, and societies continue to divide over government policies.
What hasn’t changed is demographics, the one relative constant and friendly anchor to real estate analysts everywhere. The US Baby Boom population is aging, is relatively healthier and more active than the generation before, and increasingly desires an opportunity to enjoy their life, friends and families with fewer burdens. As we age, simplification becomes a strong objective.
ElmRidge has been formed to address this Baby Boom generation need by creating and managing age-restricted “Active Adult” properties to help a very large newly-retiring population simply enjoy life and community. We look forward to discussing our plans with you as our business evolves.
